Privacy Policy

Last updated: June 5, 2025

1. Who We Are

LandInvestorReports ("we", "us", or "our") operates the website landinvestorreports.com and provides due diligence and title search reports for land investors in the United States.

If you have any questions about this policy or our privacy practices, contact support@landinvestorreports.com.

2. Information Collected

Information provided directly when placing an order or making contact may include:

  • Full name and email address.
  • Parcel APN (Assessor Parcel Number), property location, and optional notes.
  • Payment information, which is collected and processed securely by Stripe; full card numbers and CVV codes are not stored on our servers.

Technical information may also be collected automatically when the site is used, including IP address, browser type, operating system, pages visited, timestamps, and referring URLs.

Essential cookies and similar technologies may be used for site security, session handling, and payment processing.

The service is intended for adults and is not directed to children under 13.

3. How Information Is Used

Personal information may be used to:

  • Process orders and deliver requested reports.
  • Send transactional communications, including order confirmations, receipts, and report delivery emails.
  • Respond to customer support requests and feedback.
  • Maintain, secure, and improve the website and services, including fraud prevention and abuse detection.
  • Comply with legal, tax, accounting, and regulatory obligations.

Optional marketing emails, if ever used, will include an unsubscribe method and comply with applicable US law.

Personal information is not sold or shared for cross-context behavioral advertising.

4. Public Records and Property Data

Reports are assembled using public and governmental sources such as county assessor and recorder offices, GIS databases, FEMA flood maps, and similar records.

This information generally relates to parcels and land characteristics rather than data collected directly from the customer. If public records contain personal details, such as an owner name, those details may appear in the report when necessary to provide the requested service.

5. Data Sharing and Service Providers

Information may be shared with third-party service providers that support the business, including:

  • Stripe — payment processing and billing.
  • Supabase — secure database hosting and storage.
  • Google — site analytics and tag management.

These providers are permitted to access personal information only as needed to perform services on behalf of LandInvestorReports and are required to protect the information appropriately.

Information may also be disclosed when required by law, to protect rights or safety, to investigate fraud or security incidents, or in connection with a merger, sale, or acquisition.

6. Where Information Is Processed

Service providers may process or store information in the United States and, depending on their infrastructure, in other countries.

Reasonable steps are taken to ensure that service providers handle information consistently with this policy and applicable US privacy and security requirements.

7. Data Retention

Order-related information, including name, email, APN, property details, and report content, is retained only as long as reasonably necessary to provide services, maintain business records, meet legal obligations, resolve disputes, and enforce agreements.

A practical default retention period is up to 3 years after the last interaction, unless a longer period is required by law.

When information is no longer needed, it is deleted or de-identified where feasible. You may request deletion at any time by emailing support@landinvestorreports.com.

8. Cookies and Do Not Track

Only cookies and similar technologies necessary to operate the site, secure sessions, and facilitate Stripe payment processing are used.

Advertising cookies, cross-site tracking cookies, and social-media targeting cookies are not used.

Because the site does not engage in targeted advertising or cross-site tracking, Do Not Track browser signals do not currently change site behavior.

9. Automated Tools and AI

Automated tools and AI infrastructure, including Modal and Browserbase, may be used to help gather and summarize public records as part of preparing reports.

These tools operate under company instructions and are not used to make legal or similarly significant decisions about individuals.

10. Privacy Choices and Rights

Privacy rights vary by state, but in general you may be able to request access to personal information, request correction of inaccurate information, request deletion subject to legal exceptions, and opt out of marketing emails.

Residents of states with comprehensive privacy laws may have additional rights, including data portability and opt-out rights for certain uses of personal information.

Requests may be submitted by emailing support@landinvestorreports.com with the subject line "Privacy Request" and enough information to verify the request. Applicable laws often require a response within about 45 days, with extensions permitted in some cases.

11. Security

Reasonable administrative, technical, and physical safeguards are used to protect personal information from unauthorized access, use, or disclosure.

Data transmitted between your browser and our website is encrypted using HTTPS, and system access is limited to authorized personnel and necessary service providers.

Payment information is processed directly by Stripe, and full card details are not stored on our servers.

12. Changes to This Policy

This privacy policy may be updated from time to time to reflect changes in services, legal requirements, or data handling practices.

When material changes are made, the "Last updated" date will be revised and, where appropriate, additional notice will be provided on the website or by email.

Continued use of the services after an updated policy becomes effective constitutes acceptance of the revised policy.

13. Contact

Questions, concerns, or complaints about this privacy policy or our privacy practices may be sent to support@landinvestorreports.com.
